What are you going to do when you switch from Windows XP to Windows Vista Business and you cannot find an html editor for free. Keep on looking. It took me more time then I would like to admit to find something that actually worked well with Vista. The program I ended up finding was HTML-Kit it does all the things I am looking for in a editor and more. Below are some of the features.

HTML-Kit Shorthand
Whether most of your coding involves HTML, PHP or other programming language, HTML-Kit Shorthand can be customized to speed up coding, reduce typos and save time.

Upload multiple files and folders
In addition to the ability to upload the current file or multiple files in a single folder, now it's possible to upload multiple folders in one pass.

Save to local mirror while uploading
Remote FTP files that are being edited can be upload to the web server and saved to one or more local folders at the same time. This mirror acts as a backup and also an offline version.

Batch Tidy
Check one file, one folder, or all files and folders in your project using HTML Tidy.

File versioning and auto backup
No need to install separate server software, file versioning is built-in and ready to go out of the box. Quickly view older versions of files or use it as a backup.

Incremental search and GoTo
Start typing the search text and incremental search scrolls the document and highlights the matching text. GoTo dialog also features new incremental go to that makes it easier to view what's around the destination line.

Dockable plugins
Now it's easier to access frequently used plugins. Simply keep them open as long as necessary. The docked plugin windows can be auto hidden when not in use to save screen space. [video]

Group discussion
Work with development teams, clients and friends over the Internet, while editing. No need to use a third-party server. HTML-Kit Tools can act as a server as well as a group discussion client.

Multi-file templates
New templates feature makes it possible to create one page and multi-page templates. The templates can also contain images and other binary files. [video]

Move file tabs
When working with multiple files, sometimes it's handy to be able to change the order of file tabs. Simply drag and move the tab to the new position.

Portable
Take your projects, files and settings with you on USB and other portable devices. You can also keep multiple settings for work, school and home.

Extended projects
Projects are not only easier to create but comes with a twist: you can organize local, network and FTP files into virtual folders. Batch search and batch Tidy regardless of whether the files are on your computer or located across multiple web servers.

FTP folders
HTML-Kit Tools extends Workspace features found in HTML-Kit 292. Open, edit and upload remote files on FTP servers with a few clicks as if they're local files.

New tidy interface
HTML-Kit was the first GUI for Tidy. HTML-Kit Tools improves on it with a new interface that can highlight differences between original documents and changes suggested by Tidy.

Code folding
Hide blocks of lines in the document to gain faster access to the lines that are being edited. Code folding is supported for HTML, XHTML, XML, CSS, PHP, Perl, C# and many other file types.

Search in files
Whether it's a word, a line, or multiple lines, the search text can be looked up in the current document or every file and folder in a project. Supports multi-line search in both plain text and regex modes.

Navigate tags and code
TagTree: Graphically view and navigate the structure of CSS, HTML, XHTML and XML documents. When working with scripts, jump to classes, functions, variables and other code snippets.

Paste Plus
Paste or paste with additional options, such as automatic text to HTML conversion.

Unicode support
View and edit Unicode characters without resorting to the Unicode Pad. Unicode documents can be saved in UTF-8 or UTF-16.

Switch languages
Easily switch between two or more languages. The translations are not limited to the main menu, virtually all parts of the application can be translated.
